WHAT IS FLOOD INSURANCE?

Having Flood Insurance can help you save thousands. Flood Insurance covers damage to your property, other structures and your personal belongings that occurs due to rising waters and flooding. Standard home insurance policies can cover water damage from internal sources, like when a pipe bursts, however, it does not cover damage caused by floods. Only flood insurance can cover that that.

Floods occur when two or more acres of normally dry land are inundated by water or mudflow. And floods actually happen more often than you might think. That’s why it’s highly recommended to purchase a flood insurance policy, especially if you live in Florida!

Homeowners insurance, condo insurance and renters insurance policies typically cover dwelling damage that comes from the top down; like rain and wind damage, or originates inside like fire or burst pipes but it doesn’t cover rising water and flooding. 

In Florida, There may be a waiting period for your flood policy to take effect. For Instance, there is a 30-day waiting period for the National Flood Insurance Program (NFIP) flood insurance policies to become effective. This is why you should never wait until you see a big storm coming or wait until hurricane season to obtain flood insurance for your home, apartment or condo.

An elevation certificate (EC) is a document that is prepared by a licensed surveyor. This will include the FEMA’s Flood Insurance Rate Map, flood elevation, flood zone, and other details about the building.

You’ll want to get flood insurance before you need it. There is no insurance policy will retroactively cover flood damage you already have, so it’s important to have flood coverage in place before a disaster strikes. Consider purchasing flood insurance well before flood and hurricane seasons begin.

If you’re looking at flood policies during hurricane season, be aware that a tropical storm warning may delay your ability to purchase coverage if there’s a moratorium.

Typically, Flood Insurance is effective as soon as you buy it, but National Flood Insurance Program policies don’t take effect until 30 days after purchase. Keep those timetables in mind when shopping.
